1. Acceptance of Terms

By accessing or using the AI Closer app, the Optimized RE Investors website (optimizedreinvestors.com), or any related services (collectively, the "Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

2. Membership Plans & Billing

The Service offers Preview ($0), PRO ($49.99/month), and VIP ($149.99/month) membership tiers. Paid subscriptions bill monthly or annually in advance through our secure payment processor and renew automatically until cancelled. You may cancel at any time from your account settings; cancellation stops future billing. All paid plans include a 30-day money-back guarantee.

3. No Investment Advice

The Service provides software tools for deal analysis, underwriting estimates, and lender introductions. It does not provide financial, investment, legal, or tax advice. All outputs — including cap rates, cash-on-cash returns, DSCR, MAO, and ARV figures — are estimates based on the data you provide and publicly available information. You are solely responsible for verifying all figures and making your own investment decisions. Real estate investing involves risk, including possible loss of principal.

4. Funding & Escrow

AI Closer does not lend money. Any funding made available through the Service flows through licensed and regulated escrow accounts and third-party lenders, each governed by their own agreements, disclosures, and qualification requirements. Inclusion in our lender directory is not a guarantee of approval, terms, or rates.

5. Acceptable Use

You agree not to: (a) resell, redistribute, or scrape Service data, lender contacts, or pre-vetted deal inventory; (b) share account credentials; (c) use the Service for any unlawful or fraudulent purpose; or (d) misrepresent property or financial information entered into the platform.

6. Intellectual Property

All content, trademarks, the Allison AI assistant, dashboards, and materials within the Service are the property of AI Closer app / Optimized RE Investors and are protected by applicable intellectual property laws.

7. Limitation of Liability

To the maximum extent permitted by law, the Service is provided "as is" without warranties of any kind, and our total liability arising from your use of the Service is limited to the amount you paid us in the twelve (12) months preceding the claim. We are not liable for lost profits, lost deals, or consequential damages.

8. Termination

We may suspend or terminate accounts that violate these Terms. You may stop using the Service at any time.
